Project Overview

This project transformed an existing basement space into a legal secondary suite, meeting all Ontario Building Code requirements for safety, habitability, and independent living.

The conversion involved extensive structural modifications including egress window installation, separate entrance creation, and complete mechanical and electrical system upgrades.

Key Challenges

  • Ensuring adequate ceiling height and natural light penetration throughout the basement space to meet OBC residential standards.
  • Installing code-compliant egress windows in foundation walls while maintaining structural integrity and waterproofing.
  • Creating effective fire separation between the main dwelling and secondary suite while maintaining usable floor plans.
  • Upgrading HVAC, plumbing, and electrical systems to support independent occupancy without impacting the main unit.

Scope of Work

  • Complete interior demolition and structural modifications for egress window installation.
  • Construction of separate entrance with weatherproofing and security features.
  • Installation of fire-rated assemblies and smoke alarms for code-compliant separation.
  • Full electrical panel upgrade and independent meter installation.
  • HVAC zoning modifications and ventilation upgrades for air quality compliance.
  • Plumbing rough-in and fixture installation for kitchen and bathroom.
  • Insulation, drywall, flooring, and finishing work throughout.

Outcome

The basement was successfully converted into a fully legal secondary suite with Certificate of Occupancy from the municipality.

The project added significant value to the property while creating a comfortable, code-compliant living space with independent utilities and entrance.
